Work Process

Our support begins with an in-depth study of the project, getting to know the residents’ representatives, and identifying the specific needs of the project. When necessary, we analyze the various alternatives from economic, planning, and legal perspectives, assessing the impact of each option on the residents. We then work closely with the residents’ representatives to develop the optimal framework and assist in drafting the required agreements and contracts. Throughout the process, we provide ongoing advice to the residents and represent them before all relevant parties.

Our firm’s appraisal consulting and support services include, among others:

A visit to all existing properties and preparation of a scoring table assessing their current condition, based on accepted appraisal principles.

A review of the project’s initial valuation report (“Zero Report”) and evaluation of the value of sales guarantees under the Real Estate Transactions Law.

An estimate of appropriate rental values for all existing properties during the evacuation period.

A review of the appraiser’s documents submitted as part of the Urban Building Plan (Taba).

Creating a scoring table for the new units in the redevelopment project, according to accepted appraisal principles and in line with the agreement between the developer and the property owners.

Support in addressing appraisal matters, should they arise, throughout the work with the developer.

A review and evaluation of the developer’s financial feasibility report.

Determining fair compensation in cases of discrepancies between the agreed-upon plans and/or consideration of the plans ultimately approved in the building permit.
